Property Managers

General Summary of Responsibilities

The Property Manager supervises all aspects of building operations for commercial, retail, and industrial properties, including tenant relations, capital and tenant improvements, tenant retention programs, contract bidding and negotiations, client interaction, legal obligations and financial reporting. This role is responsible for the day-to-day administration and implementation of those policies, procedures and programs that will assure a well-managed and well-maintained property. Maximum emphasis is placed on positive response to the concerns and needs of the tenants, and on increasing the value of the property being managed, in coordination and conjunction with the Owner's goals and objectives.

Essential Job Functions

  • Communicates via phone and email with property owners, vendors and tenants.
  • Assists with tenant relations through prompt and positive response to requests from property tenants. Responsible for the implementation of ongoing contact programs, to dispatch work orders, and to constantly assess tenant needs and to assure problems are being solved promptly.
  • Participates in the day-to-day financial management of the properties with specific attention to accounts receivable, collection activities, accurate invoice coding, accounts payable, and the maintenance of all necessary financial records and files in an accurate and timely manner.
  • Engages in the selection and negotiation of contract services, oversees day-to-day vendor performance, and enforces service contract duties to assure full compliance with standards established within the respective service agreements.
  • Oversees all tenant leases to assure full compliance with lease provisions. Also participates in the timely determination of escalations, collection of rents, mailing late charges, and appropriate action to lease available space within the buildings.
  • Coordinates maintenance programs relating to the interior and exterior conditions and appearance of the assigned property, including collecting bids for capital improvements and TI's, evaluating current vendor contracts and recommending changes, etc. as needed.


Job Qualifications (Knowledge, Skills and Abilities)

  • Possession of a Bachelor's degree from an accredited college or university, or equivalent work experience, education, and/or training to demonstrate possession of the following knowledge, skills and abilities.
  • Computer literacy and proficiency with Microsoft Office (specifically Excel and Word). Ability to learn new and business specific software as needed.
  • Excellent written and verbal communication skills, with ability to produce materials that are effective and of a professional nature.
  • Planning, scheduling and organizational proficiency.
  • Minimum of 5 years previous property/facilities management experience.
